tl;dr:

811-815 Oak is a five-story, 18 bedroom house with 10 bathrooms. It has a roof deck with a gorgeous view over towards Twin Peaks and Dolores Heights, and a potentially dope common space that opens up into a backyard.

12 of the 18 bedrooms are opening in the next 6 weeks, but I won’t be able curate a new group to fill them quickly enough, so I’m sharing the opportunity more broadly in the hopes that somebody else makes the most of it!

Location

811-815 Oak is in one of my favorite locations in San Francisco: halfway between Alamo Square and Duboce Park. It’s about 3 blocks from each. It’s also dead center in the Neighborhood.

If you move fast, you can get a renovated common space

I already negotiated a bunch of renovations to the house that improve the flow and layout of the main community space with the owner. The original agreement (before my group found a smaller house they liked better next door!) was that he’d only make these changes if both unit 811 and unit 815 (each 6 bedrooms) both had leases signed by 9/1, but if a single large group comes together then I might be able to help convince him to implement these changes anyway.

There are 3 proposed changes:

• We’re merging one bedroom with the common space. The door and part of the wall will be removed and enlarged into a 5.5’ wide opening (the green line)
• We’re connecting the common space to the backyard. What was previously a medium-sized window will be lifted and expanded into double sliding glass doors. We’ll build a landing and short stairway down into the yard (the blue line)
